Step 1 – Sign up at www.EmpireBIGData.com for the Only Software Aspiring Real Estate Investors Need To Get Started.
You need a Propstream account in order to use the web based software to access data across more than 98% of the United States.

Step 2 – Log into Your New Propstream Account, The #1 Tool For A Real Estate Investor
Once you’ve set up an account, I want you to go ahead and check your email for the URL link and your login information from Propstream.
You may need to confirm the ownership of your email address with a link sent to you by email in order to create your password.
Go ahead and login with your email address and password as soon as you get through the typical process of signing up.
Step 3 – Here is Your Real Estate Investing Software Dashboard
Once you are logged in, the Propstream dashboard has the address and location (city and county) lookup tool at the top of the screen.
Right next to the lookup tool is the customizable search filter where you can set types of properties, pre-foreclosure status, MLS status, backed up in taxes, and so on and so forth.
And below the lookup tool are preset search filter speed buttons such as MLS, Pre-foreclosure, High Equity and a few more that you can also customize from a saved search.
Speaking of a saved search, all the way to the top right of the dashboard, is a button to save searches for future use and to customize the filter speed buttons.
Step 4 – Enter County, City or Zip Code(s) Into The Propstream Dashboard Search Bar
Now that you have a Propstream account, it is time to start using it to your real estate investing advantage.
The first step is to use the address lookup tool to find property addresses and other important property details.
Test it out with the address of a house you are familiar with as long as the house is in the United States, you will see so much information about the property and the ownership and finances.
Simply enter an address into the search bar/the lookup tool on the Propstream website.
You will then be able to see the property owner’s name, property value, property taxes, and more.
This information can be invaluable when you are trying to find potential real estate investing deals.
Step 5 – All the Property Owners Data in that Location is Populated in the Propstream Results Panel To The Right
Once you click on the pre-populated results, you will get a list of results to the right side of the dashboard.
The list previews a picture when available, address, estimated value, property type, number of bedrooms and bathrooms, square footage, and lot size for each property that fits your search criteria.
Step 6 – Use the Propstream Saved Search Filter to Narrow Down Your Location Search Results
From the main lookup toolbar, you can search property address, city or county name all around the United States.
But in addition to that, you can click on the “FILTER” right next to the the lookup tool bar to narrow down your search based on the following 9 criteria:
- Owner Occupied
- Occupancy Status
- Property Characteristics
- MLS Status
- Pre-Foreclosure & Bank Owned
- Ownership Info
- Lien/Bankruptcy/Divorce Status
- Valuation & Equity Info
- Mortgage Info
Step 7 – “Select All” The Properties from the Results
Once your search result is narrowed down to your desired quality, you can click on the “select all” check box.
If the list is small enough, you can also go through the properties on the list and manually select the ones you are like to go after.
As an investor at the initial stage of data, you are better off using the search criteria to narrow down and simply “select all.”
Step 8 – Add the Selected Properties to your Marketing List
Go ahead and click the “Add to List” button at the top of the list to add the properties to a designated database list for further processing.
A small dialogue box will popup where you can select an existing list or create a new list to add your selected properties to and…
Then you can click “SAVE”
Step 9 – A confirmation is Revealed… Close it!
After clicking “SAVE”, a confirmation box will pop up, and all you have to do is click “CLOSE”. On to the next step.
Step 10 – Hover on the left panel & click “My Properties”
If you’ve gone through our training, you understand the 5 stages of real estate investing and/or wholesaling.
From Stage 1 (Data) to Contact to Lead to Contract to Stage 5 (Deals).
Right now, we are entering stage 2 which is the stage where we will initiate a contact campaign to the owners of the properties we desire.
So simply hover to the left of the dashboard and click “My Properties”.
Step 11 – Select the List You Saved Your Properties In
On this screen, you will see a list of all the lists you’ve saved over time to the left of the “My Properties” screen.
Depending on how long you’ve been using it, it’s also broken down to segments such as:
- Marketing List, which is the originals…
- Automated List… which is an add-on service…
You can also save a list of favorites for easy reference as well.
So select the list that you saved the properties into and on to the next step.
Step 12 – Select ALL & Click “New Campaign”, Select “Postcard Campaign”
After selecting the list you saved, a list of all the properties you saved is populated in the main panel.
It’s time to set up an outreach campaign to reach out to these properties owners.
Click on “Select All”.
This is also a good screen to unselect individual properties you may want to exclude from your final campaign.
Click the “New Campaign” at the top of the dashboard, you will have a 2 options:
- Postcard Campaign
- Skip Tracing (for collecting phone numbers and email addresses.)
For the sake of this example, select the “Postcard Campaign”.
Step 13 – Select Your Postcard Size & Click NEXT
After selecting a postcard campaign, you will be presented with the options of postcard size.
You can see the cost of the two different postcard sizes (4.25″x6″, 5.5″x8.5″); also based on the number of contacts.
Select your preference and hit “NEXT”.
Step 14 – Select Your Propstream Postcard Design Template
Propstream gives you tons of postcard design templates to choose from in different categories such as:
- Cash offers
- Distressed listings
- Stop foreclosure
Select a postcard design template that aligns with the message you want to send to the property owner.
As investors, we make “cash offers” for the most part.
Step 15 – Click Next to See Your Propstream Design Details On The Next Page
We test numerous different designs over the years and I suggest that you do the same to add varieties to your campaign.
When we started this business back in 2005, we could do this in a few clicks.
We had to lick envelopes and manually drop them off at the post office.
At the bottom of this screen are two buttons.
Click “NEXT” to move on to the next step or cancel to back up your steps.
Step 16 – Confirm Contact Information & Click “Print and Mail”
You are now presented with a preview of the postcard design so you can make sure that you send your postcard exactly the way you like it.
The most important element of your postcard design is your contact information, so be sure of its accuracy.
If you send out postcards with the wrong contact information, it’s all a waste.
Click on “Print and Mail” to go to the next step.l
Step 17 – Give Your Campaign a Name & Click “SAVE”
Yet another opportunity to make sure that your postcard looks right with especially, the right contact information (preferably a working phone number.)
Give the campaign a name.
Be sure to use a consistent naming convention in order to manage and track your campaign performance over time.
For us, we make sure there is a campaign date in the name.
Step 18 – Review & Confirm The Postcard Design On This Propstream Order Confirmation Page
This is your last opportunity to review and confirm the design template and the contact information on the postcard design.
But this time around, you are approving the proof for printing and I doubt if you can change your mind after clicking to confirm on this page.
Step 19 – Review Your Campaign Status Under The Propstream Campaign Tab on the Left Panel
You are done.
On this page, you can see all your past postcard campaigns and their status which is either Processing and Published.

Propstream Pricing: How much does the software cost?
Propstream pricing at $97 per month may be too expensive for you; but let’s find out if that’s a reasonable assessment.
I won’t be sharing my opinion on that, but this story will help you decide that for yourself.
Back in 2005, when I launched my real estate career, there was no such thing as a one-stop real estate software.
There were a couple of places where I could download data online because I have always believed in buying time.
But there is a difference between having access to big data just like Propstream does anyway…
And a full-blown dashboard with an analysis of the said data.
Turning data into meaningful information that will help you make better decisions about where you should invest your resources is key.
So back then, I spent hours downloading and then analyzing to eventually having to print

In order to do that more efficiently and still be able to deal as an investor, I had to hire help.

Propstream vs REiPRO
Another competition software to Propstream that I use is REiPRO or myREiPRO as some call it.
I still use REiPRO but honestly because it stores a lot of assessments of past properties on it as a partial CRM.
The main difference that I have noticed so far between the 2 software is Propstream’s filtering and stacking capabilities.
My partner was telling me yesterday that REiPRO can do the same thing but I have not tried it.
If it can, they need to work on the user interface and make it more friendly.
Filtering and Stacking simply allow you to create a list of properties with owners who are most likely motivated….
Due to multiple distress attributes on the property.
For example, I could pull a list of all properties that are simultaneously vacant and on the preforelosure list.
Those are 2 reasons to sell because the owner is losing money every second with the 2 attributes.
I was able to stack 10 features like that using the filtering system as seen below.
- Owner Occupied: No
- Quick List Choices: Pre-Foreclosures
- Occupancy Status: Vacant
- Property Classification(s): Residential
- Association (HOA/COA): Exclude
- On Market: No
- Foreclosure Status: Notice of Default / Lis Pendens

Honestly, you only need one software and may e a mentor to start going at full speed with a real estate career.
At press time, there is no such thing as a Propstream app in my app store.
However, I could log in through the mobile browser safari.
And the only warning I got was not having the permission to login into 2 different sessions.
I do notice that it’s not as friendly to use on mobile as it is to use on a laptop computer.
As I am typing this, Just noticed that Propstream actually automatically creates a contact list from the properties you’ve saved.
