How much a wholesaler makes a year depends on so many factors.
So there’s no given number that everyone just makes a year.
What I can tell you is that, people that are succeeding the most in this are people that target a million dollars a year.
They just target the 7 figures because everything else is about building an empire. You have to be quite aggressive anywhere.
Not necessarily with the people, but with yourself and your entrepreneurship skill set.
And with regards to your marketing skill set.
Some people want to learn everything now, and that’s the wrong way to go about it.
“You wanna learn everything” is different from “you wanna learn everything now”,
…the losers in the game want to learn everything now but the winners want to learn everything at some point.
…but they understand, they pace themselves.
They understand that this is a journey. This is a marathon, right?
So, how much do real estate wholesalers make a year?
It depends.
I’ll tell yo–as an average wholesaler, which is a title that I don’t really encourage that you ever used. You are, in fact, an investor. You’re not really a wholesaler.
You are only a wholesaler because wholesaling is one of the strategies you can use to close deals,
…but you don’t go to people, homeowners, realtors, or anyone and say “I’m a wholesaler.”
They’re just gonna look at you like you’re just one of “them”,
…one of those YouTube people that’s basically calling realtors, wasting their time and looking for homeowners to take advantage of.
You are an investor.

You’re looking for properties to buy.
Why?
Because you’re looking for properties to buy.
Also, because you’re building a network of cash buyers that can pick up these properties.
It’s very important that you don’t title yourself “a wholesaler” because if you do, you become a laughing stock in the industry.
Especially when it comes to talking to homeowners,
They don’t know what a wholesaler is.
They’re gonna talk to agents and they’re gonna be like, “Oh, yeah, some wholesaler called me”.
Most agents are haters of wholesalers.
They’re gonna tell them like, “yeah, those guys are scam artists, don’t work with them”.
But it’s better if you say you’re an investor and that’s all the homeowner knows about you,
…which is the authentic thing that you are (you’re investing sweat equity doesn’t mean you’re not an investor.)
You don’t have the cash to invest right now, but you’re investing sweat equity and you’re still an investor.
Anyone understands that language, and that’s what you should stick with; you are an investor.
Now let’s go back to the topic; Most wholesalers make nothing in a year.
How is that for a business? It’s just like agents too.
An average real estate agent makes $8,000 a year but there are also agents that make up to $2 million a year.
This is entrepreneurship; It’s about building an Empire.
There’s quite a range on what anyone can make in a year because it’s completely up to individuals.
It’s about your marketing skill set.
It’s about your mindset.
This is entrepreneurship, it’s about building an empire.

If you bring a job or a 9 to 5 mindset into this game, you will fail
So with that being said, an average wholesaler makes nothing; majority of them.
They are right now, as we’re speaking, on the most popular videos on YouTube and they’re commenting, they are in the Facebook groups commenting.
All they have become are fanboys of gurus.
And That’s okay.
You know, some people have to go through that process before they actually say,
“you know what? I need to execute. It’s time for me to take some actions” right?
…and that’s just the process that everyone has to go through.
I never went through that, honestly… but a lot of people have to go through that until they wake up one day and say,
“you know what?
To take this seriously I must start executing as opposed to just watching every video of people driving around for no reason on vlogs and stuff like that”.
They’re just entertained by the idea but they’re not willing to put in the work.

And sometimes, the conclusion may be…
“you know, I’m just not ready and I’m waiting… I need to be motivated”.
They say all these different things.
Fancy words, but it really comes down to they’re not ready, and that’s okay.
So how much do real estate wholesalers make a year?
Average is zero.
People obviously make $2-3million per year doing wholesaling, but not just wholesaling,
…because again, wholesaling expands out to so many things.
Again, this is the best way to find the best deals for your portfolio.
Even if all you want to do is buy, hold and rent.
This the best way for you to find the best deals because you’re literally closer to the source of these products.
Remember the product, the goods and the services.
Therefore, you’re the one that’s finding the wholesale deals by simply learning the skill set.
And what is it?
Just marketing.
It’s marketing, everything else is just fulfilling all righteousness.
But if you learn how to set up a marketing campaign to target people that potentially need to get rid of a property,
…then you’re in the game, it’s as simple as that.

It depends on who you ask.
If you ask me, I will tell you $2 million.
But when you ask majority, it’s probably $0 because most people in real estate wholesale leave more comments on YouTube and Facebook than they make in a year.
