Key Terms & Abbreviations

NOI (Net Operating Income) — income after operating expenses, before debt payments.
CAP / Cap Rate — NOI ÷ Total Investment; a quick indicator of property yield.
NPV (Net Present Value) — present value of future cash flows, discounted at a chosen rate.
IRR (Internal Rate of Return) — annualized return rate that sets NPV to zero.
DCR / DSCR (Debt Service Coverage Ratio) — NOI ÷ ADS.
ADS (Annual Debt Service) — total principal + interest due in one year.
CoC (Cash on Cash Return) — annual cash flow ÷ cash invested.
GPR (Gross Potential Rent) — rent if fully occupied.
EGI (Effective Gross Income) — GPR minus vacancy & credit loss.
Opex (Operating Expenses) — recurring costs like taxes, insurance, maintenance.
TI (Total Investment) — cost basis incl. closing, repairs, fees and concessions.
P&I — principal & interest portion of mortgage payment.
ARV — after repair value.
LTV — loan-to-value ratio.
APR — annual percentage rate incl. points/fees.
Points — upfront % of loan to buy down rate or fees.
Refi — refinance.
BRRRR — buy, rehab, rent, refinance, repeat.
CF — cash flow.
CapEx — capital expenditures (roof, HVAC, etc.).
